Picking the right asking price the first time might be the most important thing you can do to help sell your house quickly and easily.

With a buyer’s market for real estate, you might expect that you’ll have to come down on the price of your home if there are no offers. But the truth is, getting the price right the first time is the most important thing a home seller can do to get the house sold quickly.

No longer are sellers able to add a markup to what they paid for the house and expect it to sell since the house’s market value is probably much less today. And if you think you can just cut the price later, that’s not a always a good idea. This could lead to your house sitting on the market for several months. And the longer it’s on the market, the more price cuts you’ll make.

Potential buyers can see the house's history on the market and it will help inform their decision. They may wonder what’s wrong with the house. Or, they might be able to smell your desperation

— and likely you are getting desperate at that point

and realize they can wait and possibly get an even better deal out of you.
